Enterprise: Southwest Las Vegas at the Center of Everything

Enterprise is one of those areas that a lot of out-of-state buyers don't know by name, but once I show them the map, it clicks immediately. This is the southwest quadrant of the Las Vegas Valley — an unincorporated Clark County town that stretches from the south end of the Strip all the way to the mountains. It borders Henderson to the east, Southern Highlands to the south, and Summerlin-adjacent areas to the northwest. In terms of pure location, it's hard to beat.

What makes Enterprise work for so many of my clients is the combination of proximity and variety. You can be on the Strip or at the airport in 5–15 minutes. You have I-15 running through the east side and I-215 looping through the south and west. If you work in hospitality, aviation, healthcare, or anywhere along those freeway corridors, Enterprise is the commute sweet spot. And unlike a lot of commuter-friendly areas, this isn't all tract housing — Enterprise has genuine neighborhood diversity.

Southern Highlands, one of the most prestigious master-planned communities in the valley, sits within Enterprise. So does Rhodes Ranch with its golf course and family-friendly streets. The corridor along Bermuda Road and Cactus Avenue has seen a wave of newer construction. And there are still pockets of older, non-HOA neighborhoods for buyers who want more flexibility and lower monthly costs. The price range reflects all of that — from $250K condos to $1M+ estates.

The retail and dining infrastructure has matured significantly over the past decade. The St. Rose Parkway corridor is packed with shopping, restaurants, and medical facilities. The M Resort Spa Casino anchors the southern end. And the new UNLV campus expansion and Raiders headquarters have brought even more investment into the area. Enterprise isn't the flashiest name on the map, but in terms of value, connectivity, and long-term upside, it's one of the smartest places to buy in Las Vegas.

Enterprise Home Buyer FAQ

The questions I hear most from buyers exploring Enterprise.

Enterprise is an unincorporated town within Clark County — it’s not part of the City of Las Vegas. It’s governed directly by the Clark County Commission, which means county zoning and services. For most practical purposes, residents use a Las Vegas mailing address, but it’s a distinct community with its own identity, lower density, and a different development pattern than the city proper.
HOA fees in Enterprise vary widely depending on the neighborhood. Newer master-planned subdivisions typically run $50–$120 per month for single-family homes. Guard-gated communities like Southern Highlands (which overlaps into Enterprise) carry higher fees. Some older or non-HOA pockets exist too, which is increasingly rare in Las Vegas.
Enterprise literally borders the south end of the Strip. Depending on where you are in the community, you could be 5–15 minutes from the major resorts via Las Vegas Blvd or I-15. Harry Reid International Airport is also right in the northeast corner of Enterprise — 10–15 minutes from most neighborhoods.
Enterprise covers a wide spectrum. Condos and townhomes start around $250K–$300K. The bulk of single-family homes fall between $400K and $700K. Guard-gated and luxury properties in communities like Southern Highlands, Rhodes Ranch, and Coronado Ranch can reach $1M+. The median for the area sits around $475K.
Southern Highlands is the premier address — a large master-planned community with a golf course, parks, and high-end homes. Rhodes Ranch offers golf course living at more accessible price points. Mountains Edge (which borders Enterprise) adds family-friendly neighborhoods. The corridor along Bermuda Road and Cactus Avenue has seen significant new development in recent years.
Enterprise is one of the best-connected areas in the valley for commuters. I-15 runs through the east side, I-215 loops through the south and west, and Las Vegas Blvd provides a straight shot to the Strip. If you work on the Strip, at the airport, or anywhere along the I-15/I-215 corridor, Enterprise puts you 10–20 minutes from the office.
Yes. Enterprise is served by several well-regarded CCSD schools, including newer campuses built to serve the area’s growth. The area also has strong charter and private school options. Bishop Gorman High School — one of the top private schools in Nevada — is located in Enterprise. As always with CCSD, school assignments are address-specific.
